Yes. We treat all thatch materials with certified fire-retardant solutions (Class B1 or B2 fire rating) that penetrate the straw fibers. Additionally, for resort installations, we install a concealed fire-retardant mesh layer under the visible thatch and a sprinkler system as an extra precaution.
Yes. Under the visible thatch layer, we install a full waterproofing system: breathable waterproof membrane, insulation layer (sheep wool or mineral wool), and an interior timber lining or plaster. The interior is as weather-tight and insulated as a conventional building.
Thatched cottages ship as prefabricated kits with sea-worthy packaging. A standard cottage (40-80m2) typically fits in a 20-foot shipping container. Full installation manuals and video guidance are provided. Our team can also provide on-site installation supervision.
Construct the main timber frame using mortise-tenon joinery with an oak or pine frame. For the characteristic curved roof profile, steam-bend the principal rafters or use our pre-curved glulam sections. Install the secondary purlins at close spacing (150-200mm) to support the thatch.
Install a breathable waterproof membrane over the entire roof area, lapped and sealed at all junctions. Install bird-proof mesh (galvanized steel netting) over the membrane to prevent birds from nesting in the thatch — this significantly extends roof life.
Apply thatch in layers from bottom to top (eave to ridge). Each layer (course) is bundled tightly and lashed to the purlins with stainless steel wire. Layer thickness: 200-300mm for the base layer, reducing to 100-150mm at the top. The ridge (top) is finished with ridge tiles or a specially woven ridge cap.
Once all thatch is applied, trim the outer surface to the desired profile (rounded or straight edge). Apply a binding solution (lime putty or modern polymer binder) to the outer surface to resist rain penetration and wind erosion. Allow to cure fully before weather exposure.
Install interior ceiling lining (timber panels, plaster, or bamboo matting per the design). Complete all electrical and plumbing installations within the timber frame cavities. Install insulation to achieve the target thermal performance (U-value 0.3-0.5 W/m2K).
Conduct a water-tightness test by hosing the roof for 30 minutes and checking the interior. Verify structural integrity of the timber frame. Complete final finishes and landscaping. Provide maintenance guide for thatch care, timber care, and annual inspection checklist.
